TPO roofing at a glance
TPO (thermoplastic polyolefin) is one of the most common membranes on commercial roofs. It comes in wide rolls that are fastened or adhered to the roof and then joined with hot-air welding. A white TPO surface reflects sunlight, which helps keep the building cooler in summer, and the membrane resists punctures and many chemicals.
We install TPO on flat and low-slope roofs on offices, retail spaces, warehouses, factories and other commercial buildings. It is part of our wider commercial roofing in Detroit, alongside EPDM and Duro-Last systems.
Every TPO roof is built to the membrane manufacturer’s requirements. The details we cover in your written scope:
Most TPO problems start at the details: open or poorly welded seams, punctures from foot traffic or dropped tools, flashing that has pulled away from walls and curbs, and clogged drains that let water sit on the roof. We find the source of the leak, weld in compatible TPO patches or new flashing, and clear the drainage path.
Regular inspections are the easiest way to make a TPO roof last. Property managers can set up an ongoing maintenance program with us so seams, flashing and drains are checked on a schedule and small issues are fixed early.
How long a TPO roof lasts depends on the membrane thickness, the manufacturer, the installation and the maintenance it gets. Manufacturers publish their own warranty terms for each system, and every quote we give lists both the manufacturer warranty and our workmanship warranty, so you know exactly what is covered before you sign.
We do not quote a price per square foot before seeing the roof, because the numbers move a lot with the details. These are the factors that drive the cost of a TPO roof:
| Cost driver | Why it matters |
|---|---|
| Roof size and shape | More area and more corners, curbs and penetrations mean more material and labor. |
| Tear-off or re-cover | Removing the old roof adds labor and disposal, but lets us fix wet insulation and decking. |
| Membrane thickness | Thicker membranes cost more and are often chosen for longer service life. |
| Insulation | Replacing wet insulation or adding insulation changes the material cost. |
| Attachment method | Mechanically fastened, fully adhered and induction-welded systems differ in labor and material. |
| Flashing and drainage | Walls, curbs, drains and edge metal add detail work. |
| Access | Building height, crane or lift needs and staging space affect the schedule. |

All three are proven flat-roof membranes. The best one depends on the building and how the roof is used:
| Membrane | Seams | Typical use | Strengths | Watch-outs |
|---|---|---|---|---|
| TPO | Heat-welded | Flat commercial roofs, often white and reflective | Energy performance, welded seams | Quality varies by manufacturer; installer skill matters |
| EPDM | Adhesive or tape | Large flat roofs, often black | Long track record, flexible in cold | More seams; a black surface absorbs heat |
| PVC (Duro-Last) | Heat-welded | Flat roofs, restaurants, chemical exposure | Chemical and grease resistance | Usually a higher material cost |

A re-cover puts a new TPO membrane over the existing roof and can save time and disposal cost when the existing roof and deck are dry and sound and code allows another layer. A full replacement removes everything down to the deck. It is the right call when the insulation is wet, the deck is damaged or the roof already has the maximum number of layers.
From our Detroit office we install and repair TPO roofs in Detroit, Dearborn, Livonia, Southfield, Warren, Troy, Taylor, Westland, Royal Oak, Sterling Heights and other communities within about 60 miles. See the full service area.
Choose TPO when you want a white, reflective roof with heat-welded seams, which suits buildings with high cooling loads and roofs that need strong seams. EPDM is a good fit when you want a proven rubber membrane that stays flexible in cold weather and the budget favors a simpler system. PVC, such as Duro-Last, is the better choice where grease or chemicals reach the roof. We recommend one after inspecting your building.
Service life depends on the membrane thickness, the manufacturer, the quality of the installation and how well the roof is maintained. Each manufacturer publishes its own warranty terms for its TPO systems, and your quote lists the manufacturer warranty and our workmanship warranty for your roof in writing.
Yes, TPO is widely used on commercial roofs in cold northern climates. What matters most in Michigan is the installation: seams must be welded and tested correctly, flashing details must handle snow and ice, and adhesives must only be used within the manufacturer’s temperature limits, so we schedule cold-weather work around those limits.
TPO roofing cost depends on the roof size, the membrane thickness, whether the old roof is torn off or re-covered, the insulation needed, the attachment method, the flashing details and access to the roof. We inspect the roof first and give you a free written quote with each of those items spelled out.
Sometimes. A TPO re-cover over an existing roof is possible when the existing roof and deck are dry and sound, the building code allows another layer and the manufacturer’s requirements for the substrate are met. If we find wet insulation or damaged decking, a tear-off is the better option.
